Looking up the average HELOC rate in November 2026 gives you two different answers — and both are right. The averages come from different lender panels, measured in different ways. Here are the two figures, each with its source.

The two averages

  • MonitorBankRates national average HELOC: 7.21% (verified on its rate pages, 3–5 November 2026). MonitorBankRates builds its average from rates published by banks and credit unions across the USA.
  • Mortgage-Calculator.net average HELOC: 8.117% (updated 6 November 2026, source: Freddie Mac). Its table shows a range of 6.125% to 10.580% across lenders.

Why they disagree

Averages are not offers. Each site tracks a different set of lenders, updates on a different day, and counts fees and loan types differently. Your own rate will depend on your credit score, how much of your home’s value you borrow, and the lender’s margin over the prime rate.

The context

  • Prime rate: 7.00% (late October 2026, per Bankrate). Most HELOCs are priced as prime plus a margin.
  • A HELOC is a variable-rate line of credit secured by your home — the rate can move up or down during the draw period.
  • For comparison, Mortgage-Calculator.net lists a 10-year home equity loan at 8.268% and a 15-year home equity loan at 8.280%.
